Strategy

Overview Statement

Our fund secures high-potential land by placing it under contract, expertly guiding it through the entitlement process, and selling at record plan approval to national, regional, and local homebuilders. This model accelerates value creation while avoiding the carrying costs and risks of ownership. To protect investor capital, we maintain multiple exit strategies, ranging from early assignment to completing horizontal and vertical development, ensuring flexibility and profitability in changing market conditions.

Avoiding the “5 G’s”

  • Guesswork: Failure to collect data, making assumptions based on opinions or word of mouth.
  • Gut Feeling: Ignoring the data, making decisions because you believe you know better.
  • Gamesmanship: Making decisions by predicting and trying to anticipate how others will react.
  • Greed: Intentionally extracting more than the fair share.
  • Group Think: Combination of the above, believing that everyone else is wrong and we know better.
